No. Coastal Home Advisors does not perform home inspections or replace licensed inspectors. The builder usually hires an outside company to do a quality check for them. We work for the homeowner, doing quality assessments without limitations on where to go or what goes into the report. We provide the homeowner with this information in an advisory role.
How are you different from a home inspector?
A licensed inspector evaluates and reports on the physical condition of a home. We provide advisory guidance before, during, and after the build process — helping you prepare, plan, and make informed decisions. Licensed inspectors evaluate what's there. We know what should be there and whether the builder is delivering on it.
Do you work for the builder?
No. We work for homeowners only. Our role is to help you feel prepared and informed during your new construction journey. Buying a new construction home is very different from buying an existing resale home, the sales representative, construction manager, and sometimes even the lender, all work for the builder. Coastal Home Advisors even out the experience.
When should I hire Coastal Home Advisors?
The earlier, the better. Ideally:
-
Before signing a builder contract
-
Before structural or design meetings
-
Before major walkthroughs
-
During your warranty period

Can you attend walkthroughs with me?
We can attend in a support and advisory capacity, depending on location and scheduling. We do not perform inspections but help you know what to look for and what to ask. We do quality assessments and advise.
Do you guarantee my home will be defect-free?
No. No advisor or inspector can guarantee that. Our goal is to help you reduce risk and feel informed, not eliminate all construction variables.
